The registering guest and all members of the registering guests party understand and agree to the terms and conditions set forth in this agreement. Registering via the internet via the on line form and checking off where indicated shall be the same as a signature or signing this rental agreement and returning a copy via the mail, fax, or scanned image shall indicate agreement to the vacation rental terms and conditions. The guests and all members of the guests party agree to abide by the following rental guidelines.
Upon confirming a reservation a contractual agreement is made between ISLAND RENTALS and the GUEST, including all members of the guests party.
Any large parties, excessive crowds, primary renters under the age of 25 will be grounds for immediate eviction.
Homes are non smoking and no pets unless specified in writing on website or rental agreement.
Unauthorized pets deemed to be in house without authorization will result in an additional charge for extra cleaning and a whole house carpet clean.
Guest shall submit the Rental Agreement form with all information completed. A minimum confirmation deposit of 50% of the total owed, including sales tax, bed tax and any other fees is due to owner within 14 calendar days or the reservation will be cancelled. The full balance shall be due 30 days prior to arrival date. All payments are non refundable except in the event the property is unavailable for rental occupancy due to storms, hurricanes, fire, casualty loss, acts of god that are beyond reasonable control of Island Rentals or homeowner.
Trip Insurance:
Island Rentals and homeowners do not provide trip insurance of any kind. Trip insurance is available from
Refunds Due To Bad Weather or Equipment Failure:
In the event that St. George Island has a mandatory evacuation issued during your stay, Island Rentals and/or owner will issue a pro-rated refund based on the number of nights you were able to stay in the property. Refund will be sent to you via check within 2 weeks of your departure. If a mandatory evacuation is called for it is state law that you must evacuate the home/island.
In the event of equipment malfunction no refund of money is available. We will make every effort to repair or remedy the problem in a timely manner. St. George Island does occasionally experience outages including power, water, internet, cable, and phone. No refunds will be made for such outages that are short term, out of the homeowners control, or non evacuation related.
Damage Deposit Waiver:
Island Rentals includes a Damage Deposit Waiver on all reservations. The Damage Deposit Waiver Fee is $65. This fee insures you the guest for up to $3000 in damages at the rental house. The fee covers broken items only, it does not cover extra cleans or damage from unauthorized pets. This fee is non-refundable except in the case of evacuation. Upon your arrival in any of our homes if something is not working please notify our office so we can make an effort to repair it and to not hold you responsible for any damaged items.
Maximum Occupancy:
House occupancy is based on septic tank capacities. Each home has a published number of people that the home can sleep. This the occupancy rate is published on the website and in the home. If occupancy is exceeded during your stay you may be subject to immediate eviction. Weddings are permitted at some of our homes. Permission must be granted by Island Rentals, additional fees may apply.
No pets allowed in homes unless allowed by specific home. Pet homes are noted on our website.
All homes are non smoking homes. Exterior ash trays are provided for our guests. Please be kind to the beaches and make sure all cigarette butts get into an ashtray, a grill, or a trash can.
Pool & Hot Tub:
Pool and hot tubs are cleaned 2 times a week. It is the guests responsibility to use these amenities in an appropriate manner. Its guests responsibility to abide by all pool rules posted at pool areas. Hot tubs are not recommended for younger children, pregnant women, or anyone with sensitive skin. The use of the pool and hot tub by guests under 16 years of age requires an adult to be present at all times in the enclosed pool area. Absolutely no glass containers are allowed in the fenced pool area. The guests acknowledge that the use of the pool and hot tub is at thier own risk.
Do not at anytime sit or stand on covers for hot tub or pools if so equipped.
Pool Heat:
Pools are heated for an additional fee. Pools will not be heated in January or February. It is not recommended to heat the pools if the night temps will drop below 55 degrees. Pool heat fee must be paid prior to pool heat being turned on. Typically it takes 24 hours to heat a pool fully. Failure of pool heater during your stay will allow for a prorated refund of your heating fee, but will not reduce your rental fee for the home.
Linens & Furniture:
1 set of linens (towels, sheets, pillow cases, dish towels, bath mats) are provided for the home for your stay. Each bed has a comforter or spread/coverlet. Linens/towels are to remain inside the home they are not to be taken to the beach or pool area. Interior furniture is not to be brought outside to decks, pool area, or to the beach for any reason.
Island Rentals and/or owner reserve the right to refund deposits, refuse to rent, and terminate occupancy. Any reservation obtained under false pretenses is subject to immediate eviction and forfeiture of rent. The owner, Island Rentals, or its authorized agents may enter the property for purposes of inspection, to do repairs, or for any other valid reason. The owner and/or Island Rentals is not responsible for accidents, injury to guests or loss of money or valuables of any kind. Interest on any rent payment, if any, will accrue to the owner.
